and i went to view flats earlier on. just for reference cause lately i got quite interested in reading about property market. think the property price is insane now. a normal 4NG flat in an old estate like Yishun has a valuation of 300k! back in 06, valuation is around 185k for 4NG, comes 07, 200k, 2008 around 250k and now 300k! almost a 50k jump every year. it's okay if you have a flat on hand and intend to sell. Most likely the valuation of your flat will be higher as well, works out to be the same. BUT what about first timer?! With a COV of around 30-50k. it’s crazy. If im a newly wed who wishes to purchase a second hand flat, where I get the money from?!

i'd better work harder to earn more money. if not, i can start to pack my stuff to stay in Msia. find a jiu hu bf and plant my seedlings there.
